Pricing

Two fees, confirmed before I start.

One upfront fee to design and build the site, from £299. One monthly fee to host it and look after it, from £65. I confirm the exact numbers for your project after a short conversation, and neither moves unless you ask me for something new.

Paid once

The build fee

From £299

Starts at £299 for a simple site — the exact number depends on scope, and I confirm it after a scoping conversation, before any work begins. If the scope changes mid-build, I re-quote and you decide.

  • A scoping conversation before any money changes hands
  • Design and build of every agreed page
  • Responsive layouts checked on real phones, not just a browser window
  • Forms, maps, embeds and anything else we agreed in scope
  • The SEO basics: titles, descriptions, sitemap, structured headings
  • Launch on your domain, with SSL and a post-launch check

Paid monthly

The care fee

From £65/month

Everything needed to keep the site online, current and safe — plus me, on the other end of an email, when you need something changed.

  • Hosting and bandwidth — there is no separate hosting bill
  • SSL certificate, renewed automatically, forever
  • Framework and dependency security updates
  • Uptime monitoring and alerting
  • Automatic backups, with rollback if something goes wrong
  • Up to 30 minutes per month of small content edits
  • Email support, answered by me

Minimum term: 12 months, then rolling with 3 months’ notice. Typical build time: 3 days to a week.

The honest bit

What isn’t covered

Every studio has a line somewhere between “included” and “billable”. Most of them don’t publish it. Here’s mine.

Work that falls outside the monthly fee, and what it costs
Not includedTypical costHow it works
New pages after launch£70–£150 per pageQuoted per page before I start, so you can say no.
New features or integrationsQuoted per taskBooking systems, shops, member areas, custom forms — quoted as a fixed piece of work.
A full redesignQuoted as a new buildIf the site needs rethinking rather than editing, that is a new build fee.
Your domain registrationDepends on your setupIf you already own the domain, you renew it yourself with your registrar — that stays entirely in your hands. If you'd rather I buy and manage it for you, I'll quote the renewal cost as part of your plan.

Questions

Everything else you’re probably wondering

If something isn’t answered here, email me at enquiries@tjbuilds.co.uk and I’ll answer it properly.

What exactly counts as a “small” monthly change?
Text edits, swapping a photo, updating prices, changing your opening hours, adding a staff member to an existing team page — anything that fits inside the site as it already exists. I include up to 30 minutes per month. In practice most months nobody uses it, and I do not keep a stopwatch running over a five-minute change.
And what counts as billable?
Anything that adds something new rather than changing something existing: a new page, a new form, an integration with another system, or a redesign. I quote those as a fixed price based on what the task actually involves, and you approve it before I touch anything.
What happens if I want extra pages later?
You email me and I quote it — usually £70–£150 per page. Your monthly fee does not change just because the site got bigger, unless it grows into something substantially different, in which case I would tell you plainly and we would agree a new number together.
Is there a minimum term on the monthly fee?
Yes — a minimum of 12 months. After that it continues on a rolling basis, and either of us can end it with 3 months’ written notice.
What happens if I cancel the monthly plan?
You give 3 months’ notice, and you keep everything. Your domain is registered in your name and I have no control over it. I export the site and hand you the code and content, and I will spend a reasonable amount of time helping whoever takes it over. The only thing that stops is my hosting and my maintenance — the site itself is yours and always was.
Do you own my website while I am paying monthly?
No. Once the build fee is paid, the site is yours. The monthly fee buys hosting and care, not ownership. I have deliberately set it up this way because a one-person studio asking you for an ongoing payment should never also be holding your business hostage.
What if my site goes down?
Monitoring alerts me automatically, so in most cases I am already looking at it before you notice. Fixing outages is part of the monthly fee — I do not bill you for fixing something that broke on my watch.
Do you take payment up front?
Yes — half of the build fee to start the work, with the rest due when the site is live and you’re happy with it. Monthly billing begins the day the site goes live.
Do the prices include VAT?
I’m not VAT registered, so the price you see is the price you pay — no VAT added on top.
